Mar del Plata, Argentina
264,000 square feet / 25,000 square meters
Located by the sea in Argentina’s largest beach resort city, Maral Explanada consists of three residential towers. The towers sit above the rocky Atlantic shoreline at Playa Chica, one of Mar del Plata’s well-known beaches. With their pleasant setting and plentiful amenities, the towers promote a comfortable seaside life.
The towers are based on a curving, pinwheel-shaped plan to create a lively silhouette. This dynamic plan allows for four apartments per floor, all with sea views and generous balconies. The curving cantilevered balconies cast dramatic shadows on each tower, enhancing its profile. At the base of each tower is a covered walkway with a colonnade and a substantial curving canopy.
The three towers — 19, 21 and 23 stories tall — are arranged around a series of terrace gardens planted with indigenous plants. At the base of the tallest tower is a stepped, stone-clad podium with an accessible rooftop garden. Inside this podium is a large gym and indoor pool shared by the three towers. In addition to these amenities, each of the towers has a multipurpose room. Bright and airy glass-enclosed lobbies complement sea views with sand-colored stone walls and dark stone floors that recall the rocky coast.
From the base of the towers, the land drops steeply to the sea. The landscape design by Balmori Associates mediates this 10-meter incline with a series of terraces that recreate the natural coastline. The terraces include spaces for walking and leisure, as well as an outdoor swimming pool.
