The 74 Residences adds modern elegance to NYC's Upper East Side

The 74 Residences dance with a contemporary and dramatic rhythm that demonstrates a modern interpretation from New York’s iconic landmarks such as the Waldorf-Astoria and Rockefeller Center. Embracing the classic tripartite massing, it unveils a clearly defined base, tower, and top. Positioned in the heart of the Upper East Side, the tower pays homage to the neighborhood's artistic richness.

A graceful ascent  

A six-story podium graces the Third Avenue entrance with a welcoming scale, illuminating the streetscape and main entrance. As the tower ascends, it elegantly steps back from the podium, cantilevering to the north and south, and ascends 32 floors.  The top of the tower sets back from Third Ave, culminating with a zig-zag profile that enhances the depth of the folded facade below. The pleated, ivory-glazed terracotta facade with antique-bronzed window framing adds ornate drama to the building while also capturing sunlight, providing a unique visual appeal from various viewpoints. The high-performance enclosure incorporates insulated glass windows within a durable terracotta rain-screen and an insulated facade.

The facade features white terracotta, with bronze aluminum-framed windows, and will add a shimmering effect on the skyline.

Enhanced amenitized living 

The 74 Residences will feature a variety of full-floor layouts, as well as duplex penthouses and a standalone townhome at ground level. Amenities include a library, wet bar, private garden, entertainment suite, fitness center, a Pilates studio, and a children’s playroom. The tower will overlook Central Park and the New York City skyline. 

The 74 represents a contemporary response to a neighborhood steeped in tradition and history.
